Before the first visit
Agree the scope in writing
Rooms, what counts as done, and what is out of scope. A short message is enough. It prevents most disagreements.
Settle access and pets
How they get in, where to park, and which animals will meet them at the door. Say it once, before the day.
Confirm insurance yourself
The professional is independent, so the coverage is theirs. Ask them for it, as you would any contractor.
